Land South of Station Road, Wythall
Up to 300 new dwellings and a care home situated on the southern edge of Wythall, south of Station Road
Welcome to our consultation website, which presents details of an outline planning application to be submitted to Bromsgrove District Council for the development of the land identified for up to 300 new dwellings and a care home. Following feedback, we are now considering a care home on the site. As such, the consultation has been extended and will now run until 7th April.
Site Location
The Site is situated on the southern edge of Wythall, positioned immediately to the south of Station Road.
The Site is currently in agricultural use and comprises a single open field spanning approximately 15.34 hectares. It is framed by established vegetation along its boundaries, including a strong belt of mature trees and woodland along the southern edge, with further hedgerows and intermittent tree cover along parts of the perimeter and a cluster of tree cover to the west of the Site. These features provide a strong landscape framework and opportunities for retention and enhancement as part of the proposals.
The northern boundary of the Site fronts onto Station Road, providing a clear opportunity for a primary access point. The eastern boundary is defined by the railway line, with existing boundary hedgerows and vegetation providing a clear buffer between the Site and the tracks.
Wythall Railway Station is located approximately 600 metres to the north-east and offers regular rail connections to Birmingham, Stratford-upon-Avon and beyond. Bus stops are also available along Station Road, supporting sustainable travel choices for future residents.
Planning Application Proposals
The proposals are a response to the Site’s opportunities and constraints and have been shaped to ensure development can be accommodated appropriately on the southern edge of Wythall. The principal influences on the emerging layout and its overall arrangement have been: the relationship with existing development, access from Station Road, proximity to public transport, the retention of established boundary vegetation and landscape features, and the incorporation of sustainable drainage and green space.
Access is proposed via a new priority junction from Station Road, supported by pedestrian connectivity and an additional access arrangement that can accommodate walking, cycling and emergency vehicle movements.
The design concept reflects a landscape-led approach and seeks to create a development that is legible, connected and responds positively to its setting. It has been informed by the Site’s existing characteristics and the need to retain and enhance the strongest landscape features, whilst creating new routes and spaces that can be enjoyed by both new and existing residents.
It is also proposed to retain the existing farmhouse and utilise this for community use to serve future and existing residents.
The proposals are also being developed having regard to national Green Belt policy. The technical work undertaken indicates that the Site does not strongly contribute to the key Green Belt purposes, as such it is considered to be grey belt.
Wider Land Interests
Lone Star Land currently has wider land interests within Wythall. Land south of Station Road and land opposite Meadow Green School are currently being progressed with the intention of submitting outline planning applications. As such, our consultation focuses on these sites.
The remaining sites north and south of Norton Lane are not as advanced, as the project team continues to work through technical matters. As and when these sites are progressed, residents will have an opportunity to comment on the emerging proposals.
Public Exhibition
Lone Star Land will be hosting a public exhibition on Friday 6th March, 3pm–7pm, at Wythall Village Hall, Alcester Road, Wythall, Birmingham B47 6JL.
This will provide an opportunity for residents to view the proposals, share their feedback, and ask questions of the project team.
